Have you ever lifted the window up, to only have it come crashing down like a guillotine? If this has happened chances are that the window springs have gone bad. In the window industry they are called balances. To repair the window that has these symptoms we first replace both balances and then replace the upper sash guides. This allows the window to glide up AND down with ease, while staying centered and not cocking to one side or the other. We also can replace the window locks with new ones also. All single hung windows should be lubricated once every six months. To do this use a dry silicone lube inside of the channel on the right and left side while opening the window and closing it back down.
